Huttons comments on Apr 2026 developers’ sales
Launches and Sales A number of firsts took place in Apr 2026.
The first private residential project in Tengah town, Tengah Garden Residences was launched for sale.
The first private residential project in the Bayshore precinct, Vela Bay was launched for sale.
In all, developers launched 1,426 units for sale in Apr 2026, 36.7% higher than Mar 2026 and 6.1% higher than a year ago.
1,548 units were sold in Apr 2026, 19.1% higher than the previous month and 2.3 times more than Apr 2025.
Buyers seized the first-mover advantage by taking action instead of waiting for the next opportunity.
Tengah Garden Residences became the best-selling project in 2026, selling 855 units or 99% while Vela Bay sold 370 units and set a new benchmark median price of $2,865 psf in the OCR.
Tengah Garden Residences offered buyers the convenience of Hong Kah MRT station, Tengah Garden Galleria and Pioneer Primary School and Kranji Primary School. On top of that, units have views of Tengah Pond and the project is linked to the future Central Park.
The accessible median price of $2,111 psf for Tengah Garden Residences offered buyers the most attractive entry prices among private launches in the OCR in 2026.
Vela Bay offer sea views and enjoys doorstep access to Bayshore MRT station on the TEL. The Bayshore MRT station on the TEL line brings residents to major employment nodes like the CBD, Changi Business Park and Changi Airport within minutes.
Both projects were in car-lite precincts. The high sales rate showed that buyers were unperturbed by the limited car lots in the projects.
Developers were estimated to have launched 3,270 units and sold 3,561 units in the first four months of 2026.

Purchases by Market Segments and Price Range With project launches in the OCR in Apr 2026, sales in the OCR made up the lion share at 87.7%.

That pushed the proportion of Singaporean buyers to a high of 89.1% in Apr 2026, the most since Aug 2025.
Around 73.2% of the sales were less than $2.5 million which remained as the sweet spot price for buyers.
87.4% of the units sold in Tengah Garden Residences were in the price range.
The top transactions in Apr 2026 belonged to 2 units in 21 Anderson which were purchased by permanent residents. Both units were above $20 million.

Executive Condominiums Coastal Cabana and Rivelle Tampines were likely the only EC project launches in 2026.
There will be no EC project launches from Apr to the end of the year.
The second balloting for Rivelle Tampines saw overwhelming interest from second-timers. All the remaining units in Rivelle Tampines were taken up in Apr 2026, making it the second EC in Tampines to sell out during the second balloting after Aurelle of Tampines.
101 EC units were sold in Apr 2026 and the median price achieved was $1,905 psf.
Outlook The market is likely to see lesser units launch for sale in May 2026. Sales is estimated to be correspondingly lower at between 400 and 500 units.
Duet @ Emily, Hudson Place Residences and Verde Joo Chiat may be the only project launches in May 2026.

The Government tightened policies in the EC market with a longer minimum occupation period (MOP), removal of deferred payment scheme (DPS), higher allocation to first-timers and longer priority period for first-timers.
The new EC policy is likely to result in the remaining unsold EC units becoming sought after among second-timers. There is a possibility that the remaining 162 unsold units may be fully sold before the end of 2026.
The next five EC projects at Senja Close, Woodlands Drive 17, Sembawang Road and Miltonia Close in 2027 is likely to see very strong interest among buyers as it will be their last opportunity to buy a new EC unit under the old policy.
Barring unforeseen circumstances, transaction volume is estimated to be between 8,000 and 10,000 units while prices are estimated to grow between 2% and 5% in 2026.
